Guests love it because: in the city center, very new, the design of the property, charming property, abundant breakfast, shopping area, cheap, near the station.

Breakfast with hot drinks such as cappuccino, coffee, milk, tea, herbal tea, decaf, barley, ginseng, and cold drinks such as fruit juices. Seasonal fruit, cereals, yogurt, international breakfast corner with cheese, sliced meats, and scrambled eggs. Small gluten-free corner with packaged products to avoid any contamination. Lactose-free milk and soy milk are always available. We always try to meet the guests' needs upon request.

Great location overall, despite being up several flights of stairs. If you have many/large bags, be aware. The elevator is small and we were told it was not working upon our arrival. It somehow was working (or turned on) when we checked out, but it's incredibly slow and only big enough for 1 person and a bag - plan accordingly (IF it's working). Not ideal accommodations for >2-3 people. The pullout sofa in our room was incredibly loud and uncomfortable. Every move would result in a chorus of springs under the mattress. We were not informed of the 10 euro/pp credit for breakfast offered at a local cafe until our 2nd morning (which was very good - credit to the cafe). We were told we would be refunded 40 euros for day 1. After several attempts to contact the owner, and hearing several excuses in reply, she went silent and no longer responded to the request for a refund. Other reviewers experienced the same tactic, so seems to be a pattern. Beware.

Appalling, charged for breakfast which wasn't provided. Note breakfast is not served in the property. Despite asking and getting not response. The host lied, can claimed shed total us to go to a cafe down the road. Absolutely disgusting behaviour. After complaining we request the £20 for 2 breakfast which were not provided to us was refunded. The owner agreed to this however repeatedly failed to make the refund. (Hardly an unfair request since we had paid an extra £10 per person for the breakfast that we did not get). \nThe owner while agreeing this would be refunded simply kept making excuses for the delay in refund, for 3 weeks after the stay when messages started going unrealised to. \nAbsolutely abhorrent. Disgusting behaviour.

Absolutely faultless; we stayed here for 5 days, and it was the perfect location to explore Rome, a beautiful apartment and wonderfully friendly hosts. Private, quiet, and walking distance to all the fun parts of the city, including a stone's throw from Piazza Navona, which is spectacular. We would definitely return here!

We had a wonderful stay at Palazzo Fracassini. I specifically looked up accommodations that were in a palace as this gives us the feel of genuine Rome compared to impersonal hotels. Rooms are super clean and brand new. Breakfast was more than enough for us. The cleaning lady was super nice and very friendly. The highlight was the location. It is central to all the major attractions and amazing squares. It is true that at the moment you need to go up quite a number of steps but we knew this before we booked and we were okay with it. The elevator is a work in progress. We would definitely book this property again. Thank you for a wonderful stay.

Large room and bathroom, impeccable cleanliness, excellent organization for arrival and contact with the owner. The location in the center couldn't be better. The breakfast is almost non-existent, wrapped in plastic.

All good, to improve the elevator (small, slow, and doesn't reach the floor) and the breakfast, although well organized and comfortable, still consists of packaged products.

Great location, good cleanliness, nice room. However, we did not receive any assistance until after repeated requests and long waiting hours. We missed an appointment because the person supposed to manage our check-out arrived over an hour late. The TV doesn't work, the shower has low water pressure and the hot water arrives very slowly. The elevator is a freight elevator that takes 1 minute and 40 seconds to go up 2 floors, and then there is still a quite steep flight of stairs. Very poor breakfast with tap water placed in a Sant'Anna plastic bottle. The description mentions a sauna, but there was no sign of it in the facility.

Sulla pagina di prenotazione c'è scritto che la struttura si trova al quarto piano di un Palazzo storico senza ascensore Ha fatto una prenotazione con la tariffa che non include la colazione Tutto ciò che ha trovato in camera era un piccolo omaggio e comunque nella zona comune aveva a disposizione sempre le macchine per il caffè espresso e lo scalda acqua per the e tisane Per quanto riguarda la sauna e il bagno turco come può trovare sulla pagina di prenotazione è un servizio che offriamo a pagamento e se lei lo avesse richiesto sarebbe stata informata L'ultimo appunto lo vorrei fare sul check out Non è previsto il check out in presenza di personale in nessuna struttura extra alberghiera Se un'ospite decide di avere determinati servizi deve prendere in considerazione di spendere il triplo e alloggiare in un hotel.

We found this Bed and Breakfast by chance and were impressed by its strategic location. The host proved to be very helpful right from the start, especially during check-in and check-out. The rooms were modern and well-maintained. The bed was made daily, but during our three-night stay, as also described by the sign in the room, neither the towels were changed (no problem for us) nor was the floor ever vacuumed. If I had to find a flaw, I could say that the reviews I had read mentioned a rich breakfast, unfortunately, we did not find this richness but only some packaged cookies and toast with Nutella and jams. However, we would still recommend the Bed and Breakfast and will definitely return if we were to visit Rome again.

Great location, new rooms and bathrooms, very nice and clean, good and varied breakfast (sweet and savory), helpful and kind staff. If we come back to Rome, we will definitely return.

More than positive experience, the lady in charge of cleaning and breakfast management is very kind, helpful, and welcoming. We stayed in the suite and I must say it was really beautiful, clean, and spacious. The breakfast is quite varied and there are no other limits beyond the established times for the latter. You are given keys to various doors and codes for access to the floor and room and you can enter at any time, very convenient for walking around as it is located in a central area and allows you to reach the city's main points in a few minutes. I highly recommend it, truly beautiful experience! PS. A suggestion for the facility: it would be appreciated to have towels changed daily and the addition of shower gel every day since they are single doses, and maybe some fresh pastries, otherwise great job!

We really enjoyed our stay in this apartment! The room: clean, spacious, very quiet. Bathroom en suite: comfortable with a large shower. Breakfast: satisfying, served with great kindness by Mariana. Check-in: quick thanks to Sara. The location of the property is excellent. Close to bus and tram stops and within walking distance to many points of interest. I highly recommend it also for the customer care of its owner.

We had a very good time. The owner was helpful and the staff very courteous. The property is located in a very central and well-furnished area. The access with a slow and small elevator that stops on the lower floor is a bit challenging. Nevertheless, it was a pleasant stay. We will return.
