The air conditioning was so loud that we could barely sleep. After contacting the host in the morning, he blamed it on city regulations rather than saying he would fix it. Also, he overcharged me. On the website, the price said $80. After contacting the host directly, he said $90. He told me that there were no standard rooms left for the evening. I needed to upgrade. However, I figured out that no guests were staying in the apartment building. Very bad business all around! From one traveler to another, stay away.

Perfect location, very nice room, and excellent breakfast in a cafe just next to the room! Would come here every time.

We absolutely loved this place, overlooking the cobblestone street below. It was close to so many good places to eat, including La Forchetta for delicious seafood misto. The room was the perfect size for the two of us, and the decor was inviting. The café around the corner for breakfast was great, we had yogurt, pastries, a selection of meat and cheeses, and cappuccino.

The location was excellent and the host was very helpful. Breakfast was not served at the premises as specified but was offered at a cafe close by. The cafe did not open on Sunday until 9.30, which meant we had to go to a different nominated cafe/pattisserie because we needed an earlier start. We had a choice of savoury and/or sweet rolls/pastries, juice and coffee/tea. No reason or prior advice was given for the change in arrangements and I am uncertain whether it was temporary or permanent. Cold drinks, juice tea/coffee were available free of charge on the top floor. We were in Room 2 which had a very comfortable bed and was reasonably spacious, however the bathroom was extremely cramped, even for people of small stature. I am not aware if this is the case for the other rooms but I am not particularly fussy and I am surprised other reviewers have not commented on the size of the bathroom. Unless I could ascertain the other bathrooms were adequate, I would probably stay elsewhere in future.

Pio B&B was the high point of our accommodations during our recent trip to Italy. It is located in the center of Parma’s historic attractions. Massimo Mezzadri, a consummate host, went out of his way to help us, even offering to pick us up at the train station, and providing detailed directions for finding our own way and accessing our room. He also recommended places to eat and helped in making reservations, and we were highly delighted with each of his selections. Breakfasts were generous with varied delicious sweet and salty choices, and we were encouraged to take more with us to eat later. Our room itself was historic yet spacious, comfortable, quiet, and fully equipped with elegant modern fixtures. We wish we could have stayed longer.

Magnificent Pio B&B, decorated with care and very clean. Small, quiet, and cozy, we loved it. The only slight drawback is the breakfast at the bar next door, because not speaking Italian well, and as there is no menu, we drank and ate the same thing every time. The staff is warm and friendly, but a menu with the menu simplifies the choice.

The information received by email was perfect. The location is optimal for exploring the city on foot. The welcome and lunch at Tiffany's Bar are to be recommended. Thank you.

A lot of charm, tastefully furnished room. We had room 3 which is a bit small. Lovely hosts, not knowing how to please.

The 1 point deduction was given for the very small bathroom in the accommodation and the breakfast was generally great but even better on the second day. So all in all a really great stay! And since you don't meet the landlord in person at the accommodation, there was also a deduction point, but he was always reachable via WhatsApp and always sent all the information in advance in detail. It was great!

One of the most charming B&Bs we have ever stayed in. The accommodation is located within walking distance to all the main attractions of the city and is decorated with great love and taste. The B&B owner is extremely friendly. We felt very comfortable. It almost felt like we were on vacation at a longtime friend's place. Just great. A place that is highly recommended.

Very cozy, clean, and tastefully furnished room. The bathroom is small, but with a window and sufficient for short stays. The additional bed with an inflatable mattress turned out to be more comfortable than expected. Massimo, the owner, was always punctual and helpful.

The room is in a great location, in the center of Parma in a pedestrian area, it is very clean, welcoming, well furnished and equipped with everything you need. The instructions to get there and access the property are very detailed and the key delivery method is very convenient and allows you to arrive at any time. The only note we make is about the size of the bathroom which is a bit too small. We stayed for two nights and our overall judgment is positive.

I stayed at Pio B&B in room number 4 with an acquaintance on New Year's Eve. The strengths of the property are definitely its central location and the precision of the information provided by Mr. Massimo via email, both deserving a solid 10. The room is very spacious but the bathroom is quite embarrassing. The shower is practically above the toilet and without a shower enclosure, so when you shower the tiny bathroom gets flooded. Another downside is the breakfast served in a pastry shop on Corso Cavour, consisting of a cappuccino and a croissant, half of what is stated on the B&B's website.

An old house, complete with narrow and rather steep stone steps, that has been beautifully renovated. We found an elegant and practical room, carefully detailed and with some vintage touches: the spacious and functional wardrobe, for example. The bathroom is tiny, but so well managed in space as to seem large. Massimo is a very precise and attentive manager: he provides instructions worthy of a NASA manual. Oh, just ten steps away from the Baptistery!

Tastefully decorated room, comfortable, bathroom a bit small but understandable in a historic building. The nightlife noise is a bit noticeable but then it gets quiet. Breakfast at the nearby bar is very good and the lady is very kind. Watch out for the broken plank in the shower platform with protruding nails, you risk injuring your feet. Overall we were satisfied. Thank you.

The structure is located in the city center, just a stone's throw from the cathedral and the main bustling streets of the city. An ancient building, impeccably renovated. Large and spacious room, with two windows overlooking the main street. Well air-conditioned and finely furnished. The only downside was the slightly small bathroom, but I understand that in an ancient structure it's not easy to revise the spaces. We didn't meet the owner in person, we kept in touch only via email, but he was always kind and helpful, also providing us with the contact of a wonderful guide for a gastronomic tour. I really recommend this place because, even comparing prices with other structures, it's definitely the best in town!

Original but perfect organization (no direct contact with the owners, but it was not necessary), cozy and well-finished rooms, small but functional bathroom. Kitchenette for coffee and herbal teas plus breakfast at the pastry shop. Centrally located. Only downside: the hairdryer was missing. Otherwise highly recommended.

Very professional and easy. However, the window in our room did not close properly, it was noisy even during the night and it was cold. I hope not to get sick. Breakfast at Cafe Tiffany Top, on Sunday we will go to another pastry shop because the cafe is closed. The people there were not kind, we did not feel welcome. For all these reasons too expensive.

Located in an ancient building, in the historic center, in a strategic position. The rating of 7 refers to a steep access staircase, not suitable for the elderly or disabled. Everything else is fascinating and satisfying to the maximum. Class and courtesy at the top. I recommend with closed eyes.

Excellence, elegance, courtesy and professionalism are some of the words that can help describe that place. Right in the very center (a few steps from the baptistery and therefore from EVERYTHING!), refined, meticulously cared for in every detail, elegant, excellently and elegantly furnished (also with precious furniture from the 1800s wardrobe to make our hearts skip a beat). The managers are two delightful people (they even came to pick us up at the station speechless!). Everything is top-notch (I would say like a 5-star hotel) but at very reasonable prices, fantastic breakfast (all kinds of pastries, fresh juice and I mean fresh, made in front of us!), if desired, also savory with wonderful hams. The managers even sent us to two wonderful and inexpensive trattorias frequented by the people of Parma. In short, in one word everything and I mean everything excellent if I had to find a fault: the bathroom of the suite is a bit small compared to the grandeur of the room with living room and bedroom final note there is no elevator but stairs with beautifully maintained steps of a splendid era! I recommend it, I recommend it, I recommend it! It's not a "bought" review.. if you want, contact me for confirmation! Dear "Pio" you are wonderful! See you soon hopefully! Antonio.
